THE HOME CREATION PROCESS

It's a lot more fun once you know how it all works! 

PHASE ONE - CONSULTATION

Budgeting & Initial Planning

“How much can I afford to build?” and “How much is it going to cost to build?” Those are the big questions! Before anything else, we’ll take a look at current and projected interest rates along with your home budget to determine the optimal price range of your custom home build. This will also help determine the size, type, level of finishes, and many other important elements you can build within your budget.

 

Deposit

Due to the amount of time and work it takes in the next phase - design and planning - if you would like to move forward, we’ll simply hold a 1% deposit which will be applied toward the final build.

 

PHASE TWO - DESIGN & PLANNING

 

Land

Maybe you’ve already purchased your land, maybe you haven’t. If you haven’t, we’ll work together to find your ideal property, utilizing our realty partners when needed.

 

Home Design

Once we know how much you can build and where it’s going to go, it’s time to create your PERFECT home! Whether we’re going to design it together from the ground up (which is a lot of fun and included free in this process!), modify an existing plan to fit your needs, or you’ve already found an existing floor plan that you love as-is, we’ll make sure every aspect of your home design is exactly to your liking.

 

Initial Selections

This is the part everyone loves! We’ll work together to pick out your finish selections. From the exterior walls and roofing, to flooring, cabinets, trim, paint colors, and much more - we’ll choose as many initial selections as possible to help us stay on budget and on time throughout construction. But don’t worry - we all change our minds or come up with better ideas as time goes on. There’s plenty of flexibility to make changes on selections throughout the process.

 

Final Home Budget & Contract

At this stage, we’ll take your design and selections and compile updated quotes from all of the sub-contractors to hone in on your final construction budget. We’ll also allocate a percentage of your budget as a contingency for overages. Lastly, we’ll sign a final contract that will allow the home building process to start!

PHASE THREE - PREPARATION

 

Financing

You may already have a bank you intend to get your construction loan from - which is great. If not, we can work together to find a bank that offers a product that best fits your needs. You’ll then take the signed contract, budget, and plans to the bank in order to close on your construction loan. After the loan closes, we can move into the next stage.

 

Preparation

At this stage of the process there are a lot of odds and ends that need to be taken care of: getting a site survey, an address (if needed), a permit, insurance, and many other things. We’ll work together through this stage to make sure all of our ducks are in a row before we break ground.


 

PHASE FOUR - CONSTRUCTION

 

While every home may be slightly different, the construction process generally looks like this:

  • HVAC, Gas, Electrical & Plumbing Rough-ins

  • Insulation

  • Exterior Finishes - Brick, Stone, Siding, Etc.

  • Trim, Cabinets & Doors

  • Countertops & Backsplashes

  • Painting

  • Garage Doors

  • HVAC, Electrical & Plumbing Set-outs

  • Porches, Decks & Driveway

  • Exterior Vinyl & Gutters

  • Finish Work & Closet Shelving

  • Shower Doors & Appliances

  • Yard & Landscaping

  • Final Cleaning
